Lynn G. Eckmann, MAI

Qualifications

Lynn G. Eckmann, MAI, is President of Eckmann Groll, Inc.  Beginning her career in the real estate industry as a licenced REALTOR® in 1980, she entered the commercial appraisal and consulting business in 1983 as an Associate Appraiser with Binford, Woller and Associates. Escalating to the top of her craft, Lynn was named Principal of Eckmann, Groll, Runyan & Waters, Inc. after only 11 years in the industry. From there, with the loss of two principals, Eckmann Groll, Inc. was formed and continues to flourish within Texas’s commercial real estate appraisal scene.

Holding the MAI designation from the Appraisal Institute, the largest association of professional real estate appraisers in the US, Lynn’s over three decades of experience has made her a well known and trusted name in the commercial real estate appraisal industry. In addition to serving the needs of numerous clients, she has served on the boards of multiple associations, holding the position of President in both the San Antonio Chapter of the Appraisal Institute and Chapter No. 39 of the International Right-of-Way Association.

Lynn is an approved TxDOT appraiser and has been involved in multi-parcel appraisal projects for over three decades.  Throughout this time, she has gained extensive knowledge appraising complex properties for governmental entities, including right-of-way acquisitions. She has appraised large or complex properties throughout her career, including the Airport Hilton, Holiday Inn Select, power centers, North Star Mall, multi-story office buildings, the current SAWS headquarters, the former SAWS headquarters in the Central Business District, the CPS Energy headquarters, Villita Assembly Hall, the Federal Reserve Building in San Antonio, and aircraft hangars.  Additionally, she has appraised complex properties for right-of-way acquisitions, including those involving loss of parking and changes in internal traffic circulation on properties, such as retail centers, convenience stores, office buildings, and fast food restaurants. Given her vast experience, Lynn is qualified to review appraisals performed by others for compliance with USPAP, TxDOT Appraisal and Review Manual, 49CFR Part 24 Sub-Part B, and UASFLA.

A specialist in litigation support, Lynn has provided consultation to public entities and attorneys concerning eminent domain issues. She has served as an expert witness in countless county, state, and federal court cases regarding real estate and property appraisals and has spoken on eminent domain appraisal at various International Right-of-Way Association seminars and a Lorman Education Services seminar for attorneys. Well respected in this field, she has qualified as an expert witness in county, state, and federal courts and has been testifying for over 25 years.

Carl K. Eisenhauer, MAI

Qualifications

Carl K. Eisenhauer, MAI, Vice President with Eckmann Groll Inc., has been involved in real estate since 1994 and appraising since 2000, when he began his career with Eckmann, Groll & Runyan, Inc. Prior to becoming a commercial real estate appraiser, he served as a licensed property tax consultant with Arthur P. Veltman & Associates, Inc., for 6 years.

Graduating from Texas A&M University, Carl holds a Bachelor of Science in Industrial Distribution. Carl is a designated member of the Appraisal Institute and is a State Certified General Real Estate Appraiser. His recent appraisal assignments for governmental entities include the Scobey warehouses for VIA, parcels for the expansion of Hausman Road in San Antonio, parcels for the Regional Carrizo Water Delivery Pipeline, Medina River Sewer Outfall, Water Resource Integration Program, Azucena Sewer Relocation, and the Western Watershed Relief Line for SAWS; parcels for the Lytle to Lytle Electric Transmission Line, parcels for SH 130 in Caldwell and Guadalupe counties,including a parcel on U.S. Highway 90 East in Seguin, the Federal Reserve Building in San Antonio, sewer easements and a proposed sewer treatment plant site for the City of Boerne, parcels for the youth sports complex project for the City of Cibolo,  properties for the City of Pleasanton and the City of Hondo, parcels for the Vista Ridge Regional Water Supply Project, and fee simple parcels and avigation easements for the TxDOT Aviation Department for the expansion of airports, including Castroville, New Braunfels, and Gillespie County. Currently, Carl is appraising parcels for the widening of U.S. Highway 290 in Bastrop County.

Randy D. Reed, MAI

Qualifications

With vast experience in the commercial real estate appraisal industry, Randy Reed has been with Eckmann Groll, Inc. since 2013. Obtaining his appraisal license in 1979, Randy has served in various positions, including vice president of the commercial appraisal department with REVAC in Houston, and president of Randy Reed & Associates.

Randy’s experience in a variety of locations has been a benefit to Eckmann Groll, Inc., as he has appraised commercial and industrial properties all over the US, including West Virginia, Ohio, Texas, Virginia, Kentucky, New Jersey, Pennsylvania , Washington D.C., Maryland, North Carolina, South Carolina, Tennessee, Georgia, Florida, Louisiana, New Mexico, Oklahoma, Washington, Illinois, Indiana, California, Alabama, Mississippi, Wisconsin, Michigan, Missouri, Massachusetts and Maine.

Matthew Strey

Qualifications

Matthew A. Strey is a State Certified General Real Estate Appraiser.  He is a Practicing Affiliate with the Appraisal Institute.  He graduated in December 2010 with a Master of Real Estate degree from Texas A&M University and has been employed by Eckmann Groll, Inc., since January 2010. His recent public entity assignments include Vista Ridge project, the WRIP project for SAWS, the New Braunfels Airport project, the Green Valley Road project, a former learning and leadership development center for the City of San Antonio, and the Wheatley Courts Revitalization project for the San Antonio Housing Authority.

Allen R. Gross

Qualifications

Allen R. Gross is a State Certified General Real Estate Appraiser.  He graduated with a Bachelor of Business Administration in Management from Texas A&M University.  He has been appraising real estate since 2013.  His recent multi-parcel assignments include parcels in Montgomery County for BNSF Railway Company, various water and sewer easements for SAWS, the Enterprise Midland to Sealy crude oil pipeline project, and the Megellan Midstream Partners crude oil pipeline in southeast Houston.

Renée Darwin Bond

Qualifications

Renée D. Bond is State Certified General Real Estate Appraiser.  She graduated with a Bachelor of Environmental Design degree from The University of Colorado at Boulder.  She has been appraising real estate since 1989 and has been associated with Eckmann Groll, Inc., since 2019.  Her assignments have included a variety of commercial properties including office/warehouses, neighborhood and community shopping centers, hotels, medical and veterinary clinics, daycare facilities, subdivision developments, downtown properties, mini-storage facilities, large and small land parcels, restaurants, rural properties and various other commercial and special purpose properties.  Her public entity appraisal assignments have included post offices, office buildings leased to the State of Texas for various departments, Veterans Administration Medical clinic, and former Chase Field Naval Station off-base housing community for Beeville Housing Authority.  Her most recent public entity projects include appraisals of 7 office, light industrial and hangar buildings at the San Antonio International Airport, office buildings for the University Health System, a downtown parcel for possible re-use by the University of Texas System, and a school facility for the San Antonio Independent School District.
